Life in 12 South, Nashville.
12 South is one of Nashville's most popular, most walkable neighborhoods, a compact residential-and-retail district just south of downtown, at the doorstep of Belmont University and a short drive from Music Row.
The neighborhood takes its name from 12th Avenue South, its main commercial corridor, a stretch of restored bungalows, local boutiques, coffee shops, and restaurants that draws visitors and residents alike. Around the corridor, quiet streets lined with historic craftsman bungalows and towering oaks give the area an easy, friendly pace that has made it a magnet for young professionals, students, and families. Sevier Park anchors the south end with about twenty acres of green space, tennis courts, walking trails, and a farmers market in season, while the famous "I Believe in Nashville" mural makes one of the city's most photographed corners. Belmont University borders the neighborhood to the north, Music Row's studios are just minutes up the avenue, and downtown Nashville is about three miles away. 12 South pairs the best of Nashville's dining and shopping scene with the feel of a genuine, tree-lined neighborhood, which is why homes here are among the most sought-after in the city.

Inside 12 South, Nashville's beloved bungalow neighborhood
A closer look at the story behind the corridor, the people who call it home, the market today, everyday life on the streets, and the schools and destinations all around it.
A streetcar suburb that became Nashville's favorite walkable corner
12 South is one of Nashville's most popular and walkable neighborhoods, a compact residential-and-retail district about three miles south of downtown, at the doorstep of Belmont University and just minutes from Music Row. The neighborhood takes its name from 12th Avenue South, its main commercial corridor, which follows the route of the old Granny White Pike. Along the avenue you will find local boutiques, coffee shops, restaurants, and one of the city's most photographed murals, all within an easy stroll of one another.
The character is unmistakably residential: historic craftsman bungalows, tree-lined streets, front porches, and a relaxed pace that suits everyone from Belmont students to young families. 12 South grew out of the Waverly-Belmont streetcar community of the early 1900s and found a second life beginning in the 1990s, when urban-minded developers and residents invested in the corridor and turned it into the neighborhood Nashville loves today.
At the south end, Sevier Park offers about twenty acres of green space, tennis courts, walking trails, and a community center, with a farmers market through the growing season. Draper James, Frothy Monkey, Jeni's Splendid Ice Creams, and the "I Believe in Nashville" mural are among the destinations that put 12 South on the map for visitors, while neighbors know it as home.
