The Ultra-Luxury Market Is Cooling: Homes Over $3M Sit Longer

There is a story about Williamson County real estate that goes like this: it never slows down. The ultra-luxury segment is quietly rewriting that script right now. Homes priced at $3 million and above have climbed to nearly 11 months of supply, meaning it would take almost a year to sell every top-end listing at the current pace. For comparison, the market as a whole sits closer to four months. The top is cooling, and it is cooling distinctly.

How to read a segment's temperature

Months of supply is the simplest thermometer in real estate. Eleven months of supply means buyers in that price band have deep, patient choices, and sellers have to work for attention. That is a very different condition from the rest of the county, and it is a useful reminder that "the market" is never one number. It is a stack of smaller markets sorted by price, and each one behaves differently.

Why the top end cools first

The ultra-luxury buyer pool is small by definition, and it shifts quickly when the financial weather changes. Jumbo loan rates are higher, and buyers who pay cash are more selective when the world feels less certain. Some high-end sellers are also in no hurry; they are not moving for a new job or a new school district, so they list and wait, which adds to supply faster than demand can absorb it.

What it means for luxury sellers

If you are selling above $3 million, the main lesson is patience with discipline. This is a market where the right buyer may take months to find, and where overpricing guarantees a longer stay. The homes that sell are the ones positioned professionally: staged, marketed to the right buyers, and priced against what actually closed, not what was listed. This is why relationships and an agent's network matter most at this price point.

What it means for luxury buyers

For buyers, this is the most favorable window the ultra-luxury market has offered in years. Nearly 11 months of supply gives you time, and time is leverage: room to negotiate price and terms, to do thorough inspections and due diligence, and to compare properties against each other instead of racing to offer on one. If your sights are set above $3 million, you have a rare advantage right now.

The bigger picture

None of this means Williamson County is broken. It means the market has layers, and the layers move at different speeds. The middle of the market is balanced, the entry level is scarce, and the very top is soft. Any advice that treats the whole county as one trend is missing the point. The right move depends entirely on your price band and your goals.
